Look at repair materials in context
A patch, coating or replaced component may be relevant to the current condition. If you know when earlier work took place, tell us. The assessment considers the materials and adjacent areas before recommending another surface treatment or assuming the old repair solved the underlying concern.
Understand separate repair recommendations
An inspection may identify more than one issue. The recommendation should explain each task and its purpose instead of grouping unrelated work under a single vague repair label. We discuss paid work and its price separately from the owner-offered free inspection.
Assess the Chimney Cap Attachment
A loose cap raises a question about the component and the area that supports it. A replacement recommendation should consider both. Leave the cap in place if still attached and keep away from loose material; the inspection plan should address access without requiring the homeowner to retrieve a part from the roof.
Report Changes at a Gas Appliance
A change in soot, ignition or shutdown behavior should be reported as an equipment concern. Leave the appliance off pending assessment. A chimney visit and a gas-appliance repair are not automatically the same scope, so identify the installed system and the behavior that prompted the request.
