A Crack Is an Observation
Describe where a crack appears and whether it has changed, but do not assume its width or shape explains the cause. The assessment considers the material and surrounding condition. Significant movement or a broader structural concern may need further investigation before a repair is selected.
Keep Interior Restoration Separate
A repaired exterior component does not automatically include repainting a ceiling or restoring a surround. If interior damage also needs work, discuss it explicitly. The repair proposal should identify those additional tasks or make clear that they remain outside the appointment.
Review the Work Area
Discuss the rooms and outside areas needed for the repair so access can be arranged. Keep people, pets and personal items clear of the agreed work space. The preparation should suit the actual job rather than require the homeowner to remove installed chimney components.
Clarify Work by Other Trades
Some projects involve responsibilities outside the chimney repair itself. The proposal should identify them so the owner can coordinate the complete job. We discuss the boundary rather than imply that roofing, structural work or interior finishes are included without being named.
