Know the Access Assumptions
Roof access, occupied rooms and enclosed areas affect what can be assessed and repaired. Mention restrictions before the visit. If the estimate assumes access that is not available, we discuss the consequence rather than describe an unexamined area as confirmed sound.
Distinguish Repair From Rebuild
A local defect does not automatically justify rebuilding the entire structure. Equally, a broad structural concern should not be presented as a small surface repair. We explain the assessed condition and whether further investigation is needed before choosing the appropriate scale of work.
Separate Cleaning From Repair
Removing deposits and repairing damaged material have different purposes. If both are recommended, we explain the scope and sequence of each. A completed cleaning does not mean broken components were repaired, and an exterior repair does not automatically clean the venting passage.
A Failed Finish Is Not the Whole Diagnosis
Flaking or stained surfaces can prompt the service request, but the assessment must consider what is behind or adjoining them. We discuss the existing material and any underlying concern before selecting preparation or a new finish for the repair.
