Compare Joint Repair with Brick Replacement
An open mortar joint and a brick with a damaged face are separate findings. Reworking joints does not restore a missing brick face, and replacing one brick may not address neighboring deterioration.
Ask for the affected areas to be described in the estimate. The materials and method need to suit the firebox construction; a surface coating should not conceal uncertainty about what is being repaired.
Explain a Repair That Has Failed Again
If a crack reappeared after patching, note whether it returned in the same place or extended into another component. A receipt for the patch tells part of the story; it does not establish why the damage returned.
Share the old product description and any photos taken before the repair. That lets the next assessment address the recurring finding instead of automatically approving another application of the same material.
Check the Attachment of Loose Facing
A loose stone or tile near the opening can pose a falling-material concern even when the fireplace still operates. Keep people away from the affected area and leave removal to the visit.

Assess an Opening That Was Closed Off
A cover over an old fireplace does not establish what remains behind it. The system may have been altered or left incomplete before the opening was concealed.
Describe the known history and intended future use. Agree the assessment and access plan before removing finishes or assuming the fireplace can return to operation.
Separate the Inspection Date From Parts Completion
An initial visit may identify a component that must be sourced before a repair can finish. This is particularly relevant when the fireplace model or replacement availability is uncertain.
Ask which item is confirmed, what remains to be checked and whether another visit is expected. The agreed schedule should reflect those actual dependencies.
