About This Service
Track where moisture appears first
The first visible location and timing can help frame the assessment. Explain whether the symptom appears during rain, afterward or under another condition. Those details remain observations, not proof that the component closest to the stain is the source of the leak.
Consider damaged masonry in context
Cracked units and deteriorated joints require assessment of the affected materials and adjacent condition. The repair should identify the defect being addressed. A material repair, a surface treatment and a roof-junction repair are separate tasks with different purposes.
Name Sealant Work Precisely
If sealant is part of a proposed repair, the scope should identify the detail being treated and its purpose. A general promise to seal everything leaves the homeowner unable to understand the correction. Surface treatment should not obscure a separate need for component, masonry or junction repair.
Describe the Replacement Metal
When a cap or cover is replaced, material and configuration belong in the proposal along with removal and attachment. A photograph of a similarly shaped product is not a full specification. Ask which component is being supplied and whether any supporting work is required before it is fitted.
Record New Damage Without Assuming Its Cause
If a chimney concern was noticed after a weather event, describe the change and when it was first seen. That timing helps establish the history but does not determine every damaged component or responsibility for repair. Assessment should identify the present condition before the work is specified.
