Make inaccessible areas explicit
Some areas cannot be assessed through ordinary available access. That limitation should remain visible in the explanation of findings. Twin discusses whether another step is needed to resolve the question, rather than treating an unseen component as confirmed sound or confirmed damaged.
Consider changes since the last visit
Tell us about renovations, equipment replacement or alterations near the fireplace since the previous assessment. A past finding applies to the system evaluated at that time. New work can create questions that the earlier visit was never intended to address.
Understand separate repair recommendations
An inspection may identify more than one issue. The recommendation should explain each task and its purpose instead of grouping unrelated work under a single vague repair label. We discuss paid work and its price separately from the owner-offered free inspection.
Keep Roof Work and Findings Separate
Recent roof work is useful history, but it does not establish the cause of every later chimney symptom. Provide the scope and timing where known. An inspection should evaluate the present junction and condition before attributing a finding to one trade or assuming a prior repair remains complete.
