Explain the inspection boundary
The visit should make clear which components and areas are being assessed. A visible condition check, an internal examination and investigation that needs additional access are different scopes. We describe the agreed task and explain a limitation rather than imply complete access where none exists.
Keep transaction requirements clear
A property transaction can involve deadlines and specific questions from a buyer, seller or another professional. Share those requirements before the visit. An inspection should not be described as satisfying a particular requested report unless its scope and deliverable actually match that request.
Keep Roof Work and Findings Separate
Recent roof work is useful history, but it does not establish the cause of every later chimney symptom. Provide the scope and timing where known. An inspection should evaluate the present junction and condition before attributing a finding to one trade or assuming a prior repair remains complete.
Examine Joints and Units Separately
Open mortar joints and damaged brick faces are distinct observations, although they can occur in the same area. The assessment should identify the material and extent being considered. A proposal for joint repair should not silently imply that damaged masonry units or a broader support concern are also corrected.
