Identify the Chimney Construction
A masonry chimney and a framed enclosure containing a factory-built system are not interchangeable repair projects. We identify the assembly before selecting materials. A surface that resembles brick or stucco does not, by itself, establish what supports the chimney or which components can be replaced.
Know the Access Assumptions
Roof access, occupied rooms and enclosed areas affect what can be assessed and repaired. Mention restrictions before the visit. If the estimate assumes access that is not available, we discuss the consequence rather than describe an unexamined area as confirmed sound.
Discuss an Inactive Fireplace
If the fireplace has been idle, share that history during the repair request. Exterior repair and readiness for renewed use are related but separate questions. We explain what the repair establishes and whether another assessment or maintenance task should be considered before using it.
Account for Multiple Systems
If the property has more than one fireplace, identify which chimney the concern affects. Do not assume a repair or maintenance record for one applies to another. We can separate the scopes so each system's work is clear in the proposal and future records.
